Complying Development Certificate (CDC) Approval:

  1. Stage 1 - Assessment of Complying Development Certificate (CDC):

  2. Stage 2 - Results of initial review
    • A list of requirements is provided to the client which outlines all information required by the certifier and ensures a straight forward path to approval.
  3. Stage 3 - Issuance of the CDC
  4. Stage 4 - Precommencement declaration, Appointment of Principal Certifier and Determination of Complying Development:
    • Precommencement declaration: Client to provide documentation and evidence that pre-commencement conditions have been satisfied, such as signage, Home owners warranty insurance, owner builder permit etc 
    • Appointment of Principal Certifier: Upon confirmation of CDC eligibility, Urban City Group appoints a Principal Certifier. This individual oversees the compliance process throughout the construction phase.
    • Commencement of Works: Once CDC is approved, construction activities may commence. The Principal Certifier conducts mandatory inspections at key stages of construction to ensure compliance with approved plans and building codes.
  5. Stage 5 - Inspections:
    • Urban City Group CDC Inspectors will make multiple visits to the construction site throughout the project to ensure work carried out is inline with approved plans and building standards.
  6. Stage 6 - Occupation Certificate (OC):
    • Final Certification: After completion of construction, Urban City Group facilitates the issuance of an Occupation Certificate. This certificate confirms that the development complies with all regulatory requirements for safe occupation, including building codes, fire safety standards, and environmental considerations.
Development Application (DA) Process:
  1. Pre-Lodgement Meeting with Council:
    • Project Introduction: Depending on project complexity, Urban City Group arranges a pre-lodgement meeting with the local council. This meeting aims to discuss project specifics, potential challenges, and council expectations before formally lodging the DA.
  2. Preparation of Development Applications:
    • Detailed Planning: Urban City Group meticulously prepares the DA, compiling comprehensive documentation such as architectural plans, environmental impact assessments, traffic studies, and other necessary reports tailored to the project's requirements and council guidelines.
  3. Lodgement on NSW Planning Portal:
    • Submission and Compliance: The DA is submitted through the NSW Planning Portal, ensuring all required documents, fees, and forms are completed accurately and in compliance with council requirements.
  4. Assessment by Council:
    • Regulatory Review: The local council conducts a thorough assessment of the DA, evaluating its alignment with local planning policies, environmental regulations, community impact assessments, and other relevant criteria.
  5. Determination of DA:
    • Decision Outcome: Based on the assessment, the council determines the outcome of the DA. This may result in consent (approval), refusal, or deferral pending additional information or modifications. If approved, the next step is to progress towards obtaining a Construction Certificate (CC).
